Sunset View RV Resort is a privately owned resort. Management
reserves the right to refuse services, ask visitors to vacate, or deny
access to anyone under any circumstances it deems necessary.
There will be no refunds if asked to leave the park.

PAYMENT
Payment in full is due at the time of booking reservation. Discounts for the military, first
responders, and law enforcement will be given at check-in with proof of valid ID and refunded to
your card. Monthly campers spot fee is due at the same date every month, with no grace
period, if late there will be a $10 charge everyday you are late until rent is paid in full, if not paid
by the 3rd day after due date then we reserve the right to make you leave property.

CANCELLATION POLICY
For reservations made more than 30 days prior to your arrival, receive a full refund of minus a
$10.00 cancellation fee. For cancellations made between 3 and 30 days of the booked date,
only camp credit will be issued, and a $25 cancellation fee will be charged to the credit card on
file. Cancellations made within 3 days (72 hours) of the booked date are non-refundable.

CHECK-IN & CHECK-OUT
Check-in is 2pm
Check-out is 11am
Each guest must check-in at the front office upon arrival. All after-hours arrivals MUST check in
at the office by 10am the following day. Any guest that has not shown up 24 hours after their
check-in time and has not made prior arrangements with the resort staff will be considered a no-
show reservation and forfeit their deposit.


HOLIDAY AND WEEKEND RESERVATIONS
A 2-night minimum is required during the weekends and a 3-night minimum is required for
Memorial Day, 4th of July and Labor Day reservations


SITE LOCATIONS & RV SPECIFICATIONS
Campers are responsible for the cleanliness of their campsite.
Portable inflatable swimming pools, clothes lines, fireworks, tents are prohibited.
Site numbers are subject to change prior to arrival unless a site lock fee is paid with your
reservation.
Tents/pop-up campers/truck campers are not allowed.
Only one camping unit is allowed at the designated campsite.
All RV’s must be self-contained (has a bathroom and tank system for holding water) to occupy a
site. All sites have sewer, water and 20,30,50 amp hook-ups.
All RVs over 10 years old must have prior approval before reservation will be accepted. Current
photos of all four sides of the unit can be sent via email to info@sunsetviewrv.com or text to
580-579-4024. Approval is at the discretion of management.
The following are examples of unacceptable RV exterior (including but not limited to):
Excessive faded paint and decals.
Dents and other noticeable damage.
Torn or ripped awnings.
Non factory equipped with AC units (window units/portable A/C)
Excessive rust and dirt.

PERMITTED OCCUPANTS
Reservations include 4 guests; there will be an additional fee of $10 per additional person.
Maximum 8 guests per site. The campsite must be reserved and occupied by a person 21
years of age or older. Parent/legal Guardians are responsible for all children under the age of
18 at all times.


AMENITIES & FACILITIES
Please remember that all amenities are on a seasonal and weather dependent basis that may
have limited hours. We reserve the right to close any facilities at our discretion without prior
notice. Please refer to the posted rules and regulations throughout the property for additional
information on our amenities.


QUIET HOURS
Quiet hours are from 10pm-8am. During quiet hours there is no loud talking, loud radios, loud
televisions, or other loud noises allowed. The use of generators is also prohibited. We do
enforce a curfew-anyone under the age of 18 years of age may not leave their site after lOpm
except to go to and from the bathhouse facilities and/ or there is a Sunset View sponsored
special event.


RESPECT YOUR NEIGHBOR
Please be considerate of your neighbors’ privacy and space. Music that is audible beyond the
immediate vicinity of the side is prohibited. Do not walk on, pass through the site of another
guest. Refrain from any inappropriate language and actions with respect to race, religion,
sexual orientation, and politics. The presence of any controversial language, actions, visuals, or
symbols that may be deemed offensive or inappropriate (i.e., Confederate flag, swastika, racial
slurs, etc.) will not be permitted on our property.


SMOKING & ALCOHOL
Smoking is permitted in designated areas only and at campsites with proper disposal of butts.
Alcohol is permitted by legal drinking age adults at your site, as well as throughout the resort if
concealed. Alcohol must be consumed in a responsible manner. Illegal drugs are strictly
prohibited.

PICNIC TABLES & FIRE PITS
Each site is provided with one picnic table.
With the exceptions of portable, self-contained, stainless steel wood burning stoves
(management approved), no fires at campsites. The resort provides a community fire pit in
proximity to the sand beach on the property. Never leave a fire unattended. County bans may
occur and will be posted at the office.


PETS
All pets must be kept on a leash unless inside the dog park. Guests with pets (dogs and cats)
must clean up after them, no exceptions. Pets are not permitted in any buildings or activity
areas. Pet waste must be picked up and disposed of properly. Maximum leash length does not
exceed 6 feet. Pets are the responsibility of the owner. Management reserves the right
to restrict disruptive or aggressive pets. Upon check-in, please notify the office of your pets if
you have not already added them to your reservation during the booking process. If you are a
cat owner, they go have the same rules as dogs.


GARBAGE
Any garbage is to be put in the designated area; the garbage bin located at the entrance of the
resort. Please DO NOT leave trash out overnight.


Sewer Hookup
All sewer hoses must be undamaged, and sewer connections must be tight.
Replacements sewer hoses and sewer donuts can be purchased at the welcome
center.


Wastewater
The discharge of any wastewater (septic or gray water) is strictly prohibited. Violators
will be subject to a fine and possible eviction from the property.
Vehicles, Parking, Resort Roads & Speed Limit
The speed limit of 5 mph is strictly enforced. Failure to obey speed limits may result in
removal from the property without a refund.
The use of electric or gas-powered play vehicles (UTVs & ATVs) other than golf carts, is
prohibited.
No driving or parking on the grass areas unless approved by management.
Washing of vehicles and campers is not allowed on the property unless approved by
management.

Bikes & Transportation
In addition to the following local regulations, we recommend that all riders wear a
helmet while riding a bicycle. Bike riders must obey the same rules of the road as
motor vehicles. When operating a bike after sunset, you must have light on both the
front and back of the bike.
Motorized items such as drones, motorbikes, hoverboards and similar motorized
recreational items are allowed. If using a drone you must respect others’ privacy.
Bikes must be back at campsite before quiet hours.
Bikes/scooters are not allowed in any common areas.

Guest-Owned Golf Carts
Golf carts are to be operated on gravel roadways only and may not exceed the posted
speed limit. No driving through RV sites or other restricted areas.
Each guest owning a golf cart is solely responsible for ensuring that all operators of the
golf cart at least 12 years of age.
Golf carts must be back at the designated campsite by the beginning of quiet hours.


Fireworks
The use of fireworks, including sparklers and explosives of any kind, are not permitted
under any circumstances.


Firearms & Weapons
Guests must obey all federal, state and local laws regarding the ownership and
possession of firearms and weapons. The discharge of BB guns, air guns/rifles, or
similar devices is strictly prohibited. Failure to comply with this policy may result in
removal from the property without a refund.


Emergency
Dial 911 in case of an emergency, then call the office.

DISCLAIMER
 Management assumes no liability for loss or damage to guest
property and/or injury to a person, pet, or visitor due to the use of
resort facilities or caused by others on the premises.
 Management assumes no responsibility for faulty connections of a
guest Rv.
 Guests use the resort’s facilities at their own risk. Please act safely
and secure your valuables.
 The resort is not responsible for loss or damage due to fire, accident,
theft, weather, or catastrophic events.
 Any guest or visitor that willfully or negligently damages or destroys
park property, landscaping, or equipment will be held liable for the
value to repair or replace damaged items on property.
 The responsible party may be asked to leave for any damage.
 Management may terminate the occupancy of a defaulting guest for
non-payment.
 Management reserves the right to shut off utilities after the 3rd of
each month, unless prior arrangements have been made with
management.
 No refunds for early departures.
 Sunset View RV Resort is an HOA Community and a fee of $1.00 is
included in your spot fee.
